A new driveway built from grade and base up, including gravel and stone converted to smooth asphalt, or a fresh course laid over a base that still holds.
Failed surface
Cracked and crumbling edges, potholes at the apron, sections that sink and pond after rain, cut out and rebuilt flush with the surface around them.
Upkeep
Seal coating on its cycle, every two to three years as the rule of thumb, and cracks filled while they are still small: the cheapest years a driveway can buy.
What drives the cost of a new driveway?
Driveway installation is priced from the ground up at a free walk: the size and shape of the driveway, how much grading and base work the ground needs, access for machines and trucks, and what happens to the old surface, whether gravel built over or failed asphalt cut out and hauled. Two driveways of the same length can price differently for reasons that are all underneath.

- Grading, drainage correction, and base construction carry more of the price than the asphalt itself.
- Access
- Tight lots, steep grades, and long runs from the street add machine and crew time.
- The old surface
- Paving over prepared gravel is one price. Cutting out and hauling a failed driveway first is another.
How long does a driveway take, from call to cure?
Most driveways are built in a day or two on site once the ground is prepared, inside the dry-season window that runs late spring through early fall here. After the mat goes down, stay off it with vehicles for the first few days, a little longer in hot weather, while it cures. We give exact guidance for your surface when we finish. Treat everything before the walk as estimate, not commitment.

- How long does an asphalt driveway last in Western Washington?
- A properly built asphalt driveway commonly serves 15 to 25 years here. The difference between the ends of that range is base preparation, drainage and maintenance. Managing rain is the Pacific Northwest key: good grading keeps water moving off the surface, and periodic sealcoating keeps it out of the structure.
- When can I use my new driveway?
- Fresh asphalt needs time to cure before it takes vehicle weight: generally you’ll stay off it with cars for the first few days, a little longer in hot weather. We give you exact guidance for your surface and conditions when we finish the job.
- Can you replace a gravel or concrete driveway with asphalt?
- Yes: converting gravel and stone driveways to smooth asphalt is some of our most common residential work. We build the proper base over the existing grade, correct any drainage issues, and pave a surface that finally stays put through a Puget Sound winter.
- What makes a driveway stand up to Seattle rain?
- Four things: grading that sheds water instead of ponding it, a well-compacted aggregate base, quality hot-mix asphalt laid at the right thickness, and sealcoating on a regular cycle once the surface has aged. Skip any one of them and the rain finds it, so we don’t skip any of them.
- What determines the cost of a new asphalt driveway?
- Mostly the ground: grading, drainage, and how much base has to be built, then the driveway’s size and shape, machine access, and whether an old surface has to come out first. That’s why we price from a free on-site walk rather than a square-foot rate. The number reflects your ground, not an average driveway.
