The call comes first.

Three things get an estimate moving, and none of them needs to be exact.

Where the property is
The city and the kind of ground: a retail lot, an office park, a community road. Coverage runs King, Snohomish, and Pierce counties.
What the surface is doing
Potholes opening around the drains, stalls faded to gray, alligator cracking at the entrance. Describe it the way you see it.
Roughly how big
A stall count or square footage, even a guess. It sizes the crew, the phasing, and the number you get.

Then we walk the lot.

A free consultation happens on the pavement, not off a satellite photo: we walk the property before we price it.

  1. Read the pavement

Lots fail where the traffic turns and where the water sits: the drain aprons, the delivery corners, the entrance. We read the surface there, and what the base under it is doing.

  2. Now versus later

The must-do-now work gets separated from what can be planned into next year’s budget. A maintenance plan usually costs far less than reacting to failures.

  3. One clear number

You get a clear estimate with the phasing thought through: how much of the lot stays open while the crew works, and what can wait for next year’s budget.

What gets dispatched to a lot.

Every operation in the trade, scoped to commercial ground: colour says what kind of work it is, the same three classes the signs on the road use.

  • New surface

New lots and expansions paved from grade and base up. Tired-but-sound lots get milled and overlaid instead of rebuilt. Phased, so parking never disappears all at once.

  • Failed surface

Potholes around drains and utility covers, alligatored corners, sunken sections, cut back to sound pavement and rebuilt flush before they turn into claims.

  • Upkeep & marking

Seal-coat cycles, crack sealing on a calendar, and the layout put back down when the stalls fade: the quiet work that keeps a lot legible and open.

What drives commercial asphalt budgets?

Commercial work is priced from a free walk of the property, and the drivers are operational as much as physical: the area and condition of the pavement, how much base correction sits under the failures, the phasing required to keep the lot open, and where the work lands in the budget cycle. We separate must-do-now items from what can be planned into next year.

Scope and condition
Area, pavement condition, and what is under the failures set the physical price, the same drivers as any asphalt work.
Phasing
Keeping parking and access open means sections, early starts, and sometimes extra visits. The schedule is part of the price.
The budget cycle
Splitting urgent repairs from planned work lets maintenance ride a budget instead of an emergency.

How is commercial work scheduled around operations?

Around yours: early starts from 6 AM before doors open, phased sections so parking never disappears all at once, and every day of the week available, weekends included. Paving and sealing want the dry season, roughly late spring through early fall. Striping and many repairs fit in shorter windows. Timelines firm up at the walk, and we plan them with your calendar open.

The standard a lot is held to.

We’ve spent more than twenty years keeping commercial pavement working across King, Snohomish, and Pierce counties. We lay nothing we wouldn’t put at our own place, we phase the work around how your property actually operates, and we answer the line every day from 6 AM to 6 PM.

The proof is in the photographs.

Our own crews on our own jobs around Puget Sound, every frame captioned as exactly what the camera saw. Not a stock photo among them.

Commercial asphalt, answered.

The questions we answer on the phone all day, written down. If yours isn’t here, call. The line’s open every day, 6 AM to 6 PM.

What types of commercial properties do you serve?
Business parking lots, office and retail properties, industrial pavements, and HOA and community roads across King, Snohomish and Pierce counties. From small office lots to expansive business parks, the crew and equipment scale to the site.
Can you work around our business hours?
Yes: minimizing disruption to your operations is part of the job. We work every day from 6 AM to 6 PM, so early starts before you open are routine, and larger lots can be paved or sealed in phases so parking never disappears all at once.
Do you handle repairs as well as full lot work?
Both. We patch potholes, seal cracks and fix drainage problems on existing lots, and we take on complete jobs: new paving, full resurfacing, sealcoating and fresh striping. If a repair will honestly carry you a few more seasons, we’ll say so.
How do we budget for commercial asphalt work?
Start with a free consultation: we walk the property, assess the pavement, and give you a clear estimate. Where it helps, we’ll separate the must-do-now items from work that can be planned into next year’s budget. A maintenance plan usually costs far less than reacting to failures.
Do you work weekends or before business hours?
Yes. We work every day, 6 AM to 6 PM, so early starts before you open and weekend windows are routine scheduling, not special requests. It’s often how a lot gets sealed or striped with zero business-hours disruption.
Why does parking lot condition matter for my business?
Your lot is the first thing every customer and tenant touches. A clean, well-marked surface signals a well-run business, while potholes and faded lines read as neglect and create real trip and vehicle-damage liability. Keeping the pavement maintained protects both the asset and the impression.
